Why Dubai residents are choosing to live in JVC

Dubai: As you turn into Jumeirah Village Circle (JVC), you begin to notice clusters of apartments separated by neatly trimmed bushes. The sun sets, and people take their dogs for walks along carefully paved pavements. Shops line the street’s end, including a popular biryani outlet.

It’s easy to see why most residents feel comfortable here and have little desire to move. As they say, everything is nearby and easily accessible. And for many, the rent remains affordable and manageable.

Why people choose JVC

To understand why, we spoke to a few residents in Dubai’s JVC about what drew them to this community. Sindhu V Kashyap, senior content strategist at Lynchpin Media, explains: “I chose JVC because of the parks and rent. Every other place is super expensive. Marina is too expensive, and with the rent I pay for a one-bedroom here, I’d get a shoebox elsewhere. The parks and recreation around here are great.”

When asked about rent, Kashyap adds, “It’s Dh 6,500 per month for a spacious 1 BHK, fully furnished with bills, opposite the park and near Circle Mall.”

Jumeirah Village Circle (JVC) has grown into one of Dubai’s most sought-after neighbourhoods, known for its balance of affordability and lifestyle.

‘There is easy access to everything’

Masuma Noorani, real estate consultant and resident of JVC, shares her perspective on the community: “There is a lot of construction, so that’s the only downside that I see, with the dust. The homes are pretty well-made. But depending on the age of the building, the properties can range from a 65,000 for a one-bedroom to 110,000. For a bedroom, it can start from as low as 90,000 and go up to 160,000, give or take, if it’s furnished as some properties have that option.”

She highlights the convenience of the community’s offerings. “The best thing about JVC is that you get everything inside the community. You have grocery stores, clinics, doctors, pet shops, malls, hotels, movie theatres and so many theatres. It’s easy access too, for me, my drive to downtown office, it has cut from 35 minutes to 20 minutes. I zip out and I am there and I don’t even get traffic on Hessa, and as Hessa gets further renovated, the traffic will ease even more.”

Noorani also emphasizes the abundance of outdoor spaces. “There are so many parks, one is always close to your house, pet areas, where you can let your pet loose. They have a football field and courts spread out. There’s a park near every cluster.”

Living in JVC: A new resident’s perspective

For Alwaleed Osman, a media professional who moved to JVC in 2023, the community ticked all the right boxes. Paying around Dh4,000 per month (around Dh48,000 per year) for a studio apartment, he enjoys the energy and walkability of the area.

“I wanted a place not too far from Dubai’s city centre, modern but not isolated. JVC was a perfect match,” he said. “There are small parks everywhere, good walking and running routes, and it doesn’t feel outdated.”

His building comes with the standard amenities –  gym, swimming pool, underground parking, and security and he appreciates that essential shops and groceries are just a short walk away. “I love working out at the Five Hotel gym and spending time at The Hive co-working space,” he added. “There are so many cool spots in JVC.”

While traffic can be frustrating, Osman remains optimistic. “We’re all part of the traffic problem, so I can’t complain too much,” he joked.

From jogging tracks and playgrounds to cafés and co-working spaces, residents find a unique blend of comfort and convenience.

Long-time residents embrace the growth

A.S., an Indian expatriate who has lived in JVC since 2012, has watched the community evolve over more than a decade. “It really took off around 2015–2016, and from 2020 onwards, there’s been a new wave of people moving in,” she said.

Despite the rising number of residents, A.S. isn’t planning to leave. Paying around Dh52,000 annually for a one-bedroom apartment, she lives with her family and appreciates the family-friendly environment. “There are so many parks, and we have everything we need within reach,” she said.

Another long-time resident, Abdel Rahman Adel Ebrahim, feels that his apartment at Aria by Grovy, JVC has helped his career flourish. 12 years ago, he moved to JVC and ‘never looked back’ as he says. “As the founder and COO of 7D7 Studio, I’ve always sought places that spark creativity, offer connectivity, and feel like home. JVC gave me all that and more.”

His rent: 65,000 annually. Yet, for him, it’s more than just a financial decision, it’s an investment in the lifestyle and energy that fuels my business.

“As someone deeply rooted in the creative industry, producing everything from podcasts and commercial ads to cinematic content, location is everything. JVC offers me the perfect balance: Proximity to the major sound stages of Dubai, easy access to Sheikh Zayed Road, Al Khail Road, and Hessa Street, and a quiet, calm neighborhood where ideas flow,” he says.

Explaining further, Ebrahim says that he when he first moved to JVC, he was looking for more than just a place to live. He needed a base.

“Over the years, I’ve watched this community evolve into one of the most liveable, well-connected, and creatively vibrant neighborhoods in Dubai. From lush green parks and jogging tracks to chic cafés, gyms, co-working spots, and family-friendly vibes, JVC has it all,” he says.

He adds, “What sealed the deal for me was JVC’s location. It’s close to everything, Dubai Media City, Dubai Hills, Downtown, and even the new creative zones in Al Quoz. For someone running a media production company, that kind of accessibility is priceless.”

Designed for families

Mazen Kabbara, a Lebanese expatriate and general manager, moved to JVC with his wife and two daughters. He pays approximately Dh70,000 a year for an apartment in a low-rise building he specifically chose for its layout.

“It’s just 15 minutes from my workplace in Business Bay and has great access to Al Khail Road,” he said.

He specifically choose to live in choose to live in a low-rise apartment complex which is 4-5 stories high. “I have access from my balcony to the swimming pool area where I get to watch my kids swimming and playing,” he added.

A community that’s still growing

JVC sits in Al Barsha South Fourth and, according to Dubai Statistics Centre data from 2024, is home to over 30,000 people. It was first launched in 2005 by master developer Nakheel, and now has a strong mix of working professionals, young couples, and growing families.

Data from DXB Interact shows JVC is among Dubai’s top five performing areas for sales and rental volumes. According to Property Finder, the average rent for a one-bedroom apartment in JVC is now around Dh78,000 annually.

Despite seeing some of the sharpest rent hikes in Dubai, it remains one of the more affordable places to live, especially considering the amenities and location.

Strategic location for easy commuting

One of JVC’s biggest advantages is its location. It sits between major roads – Sheikh Mohammed Bin Zayed Road, Al Khail Road, and Hessa Street, making it easy to access key areas such as:

  • Downtown Dubai (23 mins via Al Khail Road)
  • Dubai Marina (20 mins)
  • Jebel Ali Industrial Area (18 mins)With With a strong mix of residents and continuous infrastructure upgrades, JVC is establishing itself as a long-term home for many.

    Everything you need, right inside the circle

    There’s no shortage of shops, supermarkets, and convenience stores. Circle Mall is the main shopping hub, and nearly every building has a mini-mart or 24/7 grocery below. You will also find bakeries, salons, cafés, and laundromats at every corner.

    Schools and nurseries in and around JVC

    Families in JVC have several education options nearby. Notable schools include – JSS International School (within JVC), Kings’ School (Al Barsha) and Arcadia School (Jumeirah Village Triangle). These offer a mix of British, Indian, and international curricula.

    Access to clinics and hospitals

    JVC is also well-served with medical facilities. Residents can visit clinics such as Aster Clinic and Life Medical Centre. The nearest hospital is Mediclinic Parkview, located in nearby Al Barsha South.

    Parks, pets and padel courts

    Green spaces are one of JVC’s biggest draws. Whether you’re jogging, walking your dog, or playing football with your kids, there’s a park or open space nearby. Many buildings even have private play areas or mini courts. Padel courts, playgrounds, and shaded picnic areas make it easy to spend weekends outdoors.

    What about public transport?

    While JVC doesn’t yet have its own Metro station, the Al Khail Metro Station (now Al Fardan Exchange) is the nearest option. The RTA also runs the J01 bus route, which connects JVC to Mall of the Emirates and other parts of the city.

    Traffic issues – but a fix is coming

    Residents agree that traffic is still one of JVC’s weak spots. But the good news? The Roads and Transport Authority (RTA) is already working on it.

    JVC is one of the key areas included in Dubai’s infrastructure upgrade plan. The RTA is developing four new access points to the community, including grade-separated interchanges designed to ease congestion. Once complete, the upgrades are expected to cut internal travel time by up to 70 per cent.

    In short? JVC is no longer just an up-and-coming area – it’s fully arrived. Whether you’re a newcomer looking for a modern apartment or a long-time Dubai resident searching for better value, this community has something for everyone.
